Basically, the structures on the land are owned by the seller, but the land itself is leased to the seller by the US Forestry Service. This transfer process can take some time. The first order of business is all the funds to close are placed in escrow with the title company and the buyer then makes application with the Forestry Service to transfer the special use permit. The Forestry Service inspects the cabin for compliance to the lease terms, and requires corrections, if any, be performed and re-inspected before moving forward. The transfer is then approved locally and then sent to Tallahassee to be signed and returned, which can take a few weeks, but is well worth waiting for!
